The York County Board of Assessment Appeals is an independent Board, authorized by statute and appointed by the County Commissioners, established for the primary purpose of hearing assessment appeal valuation cases. When there is a dispute over the real property assessment (value), it is the responsibility of the Board of Assessment Appeals to hear testimony from all parties regarding the property value and make a finding as to the Fair Market Value which is utilized in calculating the Assessed Value of the real property.  

The Board of Assessment Appeals may use the common level ratio of 56.8 to determine the assessment of a property if they establish a market value in a hearing decision.

Example:  Market Value is $175,000 and common level ratio is .568

Multiply the market value by the ratio, $175,000 x .568 = $99,400

$99,400 is the assessment
